Sanibel home prices
increase but number sold down
The average price of single family homes on Sanibel
was up last year for the first time in four years indicating that the island real
estate market may be poised for recovery.
The average sold price of homes on Sanibel increased to $778,818, an
increase of 3% over the 2009 average of $755,003.
However, Captiva homes dropped a further 7% down to an average price of
$2,258,250.
Moreover, numbers sold are down on both islands with some
15% fewer homes sold on Sanibel and 25% fewer on Captiva.
The news on Sanibel condos is mixed. More condos sold in 2010 but the average price
as down 17%.. One hundred and twenty condos were sold in 2010 compared to 86
for 2009.
There's also good news on vacant land:
both the number sold and the average price are up with nearly
twice as many lots sold on Sanibel in 2010
over 2009.
